There is nothing updated in this hotel: the linens are stained, their towels look grimey and have malodor. There is no a/c, except in the manager quarters on the first floor. The electricity is sketchy as the bathroom outlet pops when you turn on the bedroom fan which does not circulate any air, so be prepared to sweat in spring and summer. Their floor creaks, elevator squeaks plus the wallpaper in the halls in peeling off and to top it off there is zero parking places except on Folsom street and no surveillance nor security.
The beds!: they are like sleeping on boards, pillows are flat, few & smell. Their bedsheets are only flat sheets which slide everywhere(every night we end up on the mattress cover, no matter what we try).
There is nothing physically about this hotel which would make anyone ever want to come back.

The room was clean and nicer than I expected for the price. It was better than many places i have stayed which cost twice as much. The staff was very friendly and professional. They even included a continental breakfast (coffee, orange juice, and fresh pastries) Amazing!

The listing said there was parking available, which there is not. The closest parking I could get was 5 blocks away. The only access to the rooms seems to be the elevator and it doesn't feel safe to use at all. The door opens before the elevator car even stops moving. Lastly there's a huge red stain on the bedding.
That's all my complaints, take it as you will hopefully it helps.

Excellent stay of 5 days. I am impressed with their cleanliness in hotel rooms and all the employees were congenial and cooperative. As I was new to city, they guided me for any and every location. Owner, Mr. Hanshmukh Patel, personally takes interest in every guest comfort. Good customer service and take care of customer satisfaction.

I stayed here in October 2019 for two weeknights.
Overall it's a great value.
It's a little worn but if you are looking for a bed, a bathroom, and a decent nights sleep it's not bad. The neighborhood is no worse than anything else in the price range. There is no air conditioning so the windows stay open but it wasn't that noisy outside. It sits on top of a bar which wasn't an issue at all.
Overall I'd stay here again. The cost to me was a bit over $200 after all the taxes and fees, and more fees, and more California fees. That compares to over $600 in many other hotels that were nearby.
